These Terms of Service ("Terms") govern your access to and use of roomrentalblueprint.com (the "Site") and any product, guide, template, checklist, or digital material sold or delivered through it (the "Products"), operated by LeMichael Curry LLC ("we," "us," or "our").
By using the Site or purchasing a Product, you agree to these Terms. If you do not agree, do not use the Site or purchase.
1. Eligibility
You must be at least 18 years old and able to form a binding contract to purchase. By purchasing, you represent that you meet these requirements and that the information you provide is accurate.
2. The Products
The Products are digital educational materials delivered electronically. They currently include the Room Rental Blueprint, the Setup Kit, and the Resident Control System, along with any bonuses, templates, calculators, or checklists included with them. Access is delivered by email after purchase.
Product contents may be updated, improved, or replaced over time. We may add, modify, or discontinue Products or bonuses at any time. If we discontinue a Product you have purchased, we will make reasonable efforts to preserve your access to the version you bought.
3. Pricing, Payment, and One-Click Offers
All prices are in U.S. dollars. Each purchase is a one-time payment for the Product shown at checkout unless expressly stated otherwise. We do not enroll you in a recurring subscription.
After your initial purchase, you may be offered additional Products on follow-up pages. If you accept one of these offers, the additional amount is charged to the payment method you used for your initial purchase. Declining an offer does not affect your original purchase or access.
Payments are processed by our third-party payment processor. You authorize us and our processor to charge your payment method for the amounts you approve at checkout, including applicable taxes.
4. Refund Policy
Each Product carries a 7-day guarantee, subject to the conditions below. To request a refund, email [email protected] within 7 days of your purchase from the email address used to buy, and state which Product you are requesting a refund for.
Room Rental Blueprint ($27): Go through the Property Fit Scorecard and the Deal Calculators. If you still do not feel confident about whether the property works or what to do next, request a refund within 7 days.
Setup Kit ($67): Go through the Amazon Setup Kit and the A to Z Setup Checklist. If you still feel unclear about what to buy or how to set up your property, request a refund within 7 days. The Room Rental Blueprint remains yours.
Resident Control System ($197): Go through the Membership Agreement, the Messaging Vault, and the Conflict Resolution Kit. If you still feel unclear about how to handle resident situations or run your property, request a refund within 7 days. The Room Rental Blueprint and Setup Kit remain yours.
Approved refunds are issued to the original payment method. Processing time depends on your bank or card issuer. Upon refund, your license to the refunded Product ends and you must stop using and delete all copies of its materials.
Requests made after 7 days are outside the guarantee. We may decline refunds where we identify abuse, including repeat refund requests across multiple purchases or evidence of copying, sharing, or redistributing the materials.
If you believe a charge is incorrect, contact us before initiating a chargeback so we can resolve it directly.
5. License and Permitted Use
Subject to these Terms, we grant you a limited, personal, non-exclusive, non-transferable, revocable license to use the Products for your own real estate business.
You may use, adapt, and fill in the templates and documents included in the Products for properties you own or manage. You may not:
Resell, license, sublicense, distribute, or publicly share the Products or any part of them;
Share your access credentials or download links with anyone outside your business;
Repackage the materials into a course, coaching program, membership, or competing product;
Post the materials to file-sharing sites, group chats, or public forums;
Remove or obscure any copyright, trademark, or attribution notices.
We may terminate your license and access, without refund, if you materially breach this section.
6. Intellectual Property
The Site, the Products, and all associated text, graphics, templates, calculators, frameworks, and branding are owned by us or our licensors and protected by copyright, trademark, and other laws. No rights are granted except the limited license in Section 5.
7. Educational Purpose — No Professional Advice
The Products are educational and informational only. We are not a law firm, accounting firm, brokerage, or licensed advisor, and nothing in the Products constitutes legal, tax, accounting, financial, insurance, or real estate advice. Using the Products does not create an attorney-client or advisory relationship.
The templates and documents included in the Products — including the Membership Agreement and any lease, rules, notice, or messaging templates — are generic educational starting points. They are not drafted for your jurisdiction, your property, or your situation, and we do not guarantee that they are valid, enforceable, or compliant with any law.
You are responsible for having a licensed attorney in your state review and adapt any agreement or document before you use it.
Laws governing rent-by-the-room and co-living operations vary widely and change over time. This includes landlord-tenant law, fair housing law, occupancy and unrelated-occupant limits, zoning, short-term and boarding-house rules, licensing and permitting, HOA restrictions, building and fire codes, insurance requirements, and tax treatment. You are solely responsible for confirming what applies to your property and complying with it.
8. No Earnings or Results Guarantee
Any figures, examples, projections, calculators, or case studies in the Products or in our marketing are illustrations, not promises. They do not guarantee that you will achieve any particular result.
Your results depend on factors we do not control, including your market, property condition, purchase and financing terms, local regulation, tenant demand, operating decisions, effort, and experience. Real estate involves risk, including the risk of loss. Many people who buy educational products do not achieve the results described in them.
Testimonials and examples reflect the individual experience of the person described and are not typical or guaranteed. We do not verify every result reported to us by customers.
9. Third-Party Products and Services
The Products reference third-party tools, vendors, platforms, and suppliers. We do not control them, do not endorse them beyond describing our own experience, and are not responsible for their products, pricing, availability, terms, or performance. Your dealings with them are solely between you and them.
Some links in the Products are affiliate links, meaning we may earn a commission if you purchase through them at no additional cost to you. This does not change what we recommend or the price you pay.
10. Disclaimer of Warranties
The Site and Products are provided "as is" and "as available," without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or uninterrupted availability. Some jurisdictions do not allow certain warranty exclusions, so parts of this section may not apply to you.
11. Limitation of Liability
To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, or business interruption, arising from your use of the Site or Products — even if we have been advised of the possibility.
To the maximum extent permitted by law, our total aggregate liability for any claim relating to the Site or the Products will not exceed the total amount you paid us for the Product giving rise to the claim.
12. Indemnification
You agree to indemnify and hold harmless LeMichael Curry LLC, its owners, officers, and contractors from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising from your use of the Products, your real estate or rental operations, your use or adaptation of any template or document, or your violation of these Terms or any law.
13. Termination
We may suspend or terminate your access to the Site or Products at any time if you breach these Terms, abuse the refund policy, or engage in unlawful or fraudulent conduct. Sections 5 through 12 and 14 survive termination.
14. Governing Law and Disputes
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. You and we agree that any dispute will be brought exclusively in the state or federal courts located in Travis County, Texas, and you consent to personal jurisdiction there.
Any dispute that cannot be resolved informally within 30 days will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules. Claims must be brought individually, not as a class action or on a representative basis.
15. Electronic Communications
You consent to receive communications from us electronically. Agreements, notices, disclosures, and other communications we provide electronically satisfy any legal requirement that they be in writing.
16. Changes to These Terms
We may update these Terms at any time. The "Last updated" date above reflects the current version. Changes apply to purchases made after they are posted. Continued use of the Site after posting constitutes acceptance.
17. Miscellaneous
These Terms, together with the Privacy Policy and any terms shown at checkout, are the entire agreement between you and us regarding the Products. If any provision is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms; we may assign them in connection with a business transfer.
